April Property sales were 5, down 37.5% from 8 in April of 2011 and 28.6% lower than the 7 sales last month. April 2012 sales were at their lowest level compared to April of 2011 and 2010. April YTD sales of 22 are running 33.3% behind last year’s year-to-date sales of 33.

The Median Sales Price in April was $725,000, down 3.3% from $750,000 in April of 2011 and down 0.2% from $726,250 last month. The Average Sales Price in April was $749,350, down 16.0% from $891,813 in April of 2011 and up 3.0% from $727,679 last month. April 2012 ASP was at the lowest level compared to April of 2011 and 2010.

The Median Sales Price in April was $1,210,000, up 1.6% from $1,191,000 in April of 2011 and down 12.6% from $1,385,000 last month. The Average Sales Price in April was $1,587,105, up 14.6% from $1,385,473 in April of 2011 and down 5.1% from $1,673,211 last month. April 2012 ASP was at the highest level compared to April of 2011 and 2010.
